London has the lowest buy-to-let returns of all areas in the UK thanks to high house prices in the capital.


Research by comparison website TotallyMoney.com showed the average gross yield in London is 3.4pc, well below the national average of 4.17pc.


Nigel Pocklington, chief executive of TotallyMoney.com, said rental growth in London hasn't kept pace with rapidly rising property prices.


"Property investors looking for high yields on rental developments could see the best returns from northern cities or Scotland," he said.


Gross yields, which average 4.17pc nationwide, are calculated by dividing the median annual rent by the median asking price. They do not take account of tax, mortgage repayments and maintenance costs.
